ASCOT ROAD, WATFORD
2014 Orion acquired a 4.4-acre light industrial site in West Watford.
The Ascot Road site will benefit from being adjacent to the proposed Cassiobury Station and bus interchange transport hub. Cassiobury Station will be 6 minutes to Watford Junction and 34 minutes to Baker Street Station.
In early 2016 Orion, in partnership with William Pears Group commissioned a design team led by ESA Architects to develop a planning submission for a residential led mixed-use scheme for the site.
Orion and the William Pears Group are pleased to announce that a detailed planning application for the redevelopment of the site was submitted to Watford Borough Council in January 2017.
The proposals will include:
- 485 residential units (Class C3),
- Retail units (Class A1 and/or A2 and/or A3 uses),
- Community floor space (Class D1/D2), with associated cycle parking, car parking, play space,
- Planning was granted by Watford Borough Council’s Development Management Committee on 5 July 2017
Orion was the lead developer for the £250m Shepherds Bush Market Area regeneration project, which would have delivered a New Quarter for West London.
The area benefits from excellent transport infrastructure, and Orion assembled the substantive land holdings and obtained a planning permission to deliver 200+ apartments, 13 mews houses, 16,000 sq/ft of A1/A3 retail and 25,000 sq/ft extension to the existing Shepherds Bush Market.
Having successfully worked with Hammersmith and Fulham Council, the Secretary of State’s decision to confirm the compulsory purchase order to acquire the remaining land parcels was overturned in the High Courts.
Currently the project is being evaluated for an alternative scheme with our joint venture partners, U + I Group plc.
