    Orion Cassiobridge gains consent for 485 new homes on Ascot Road to unlock the Western Gateway masterplan

    Orion Cassiobridge’s planning application for a mixed-use scheme on Ascot Road led by 485 new homes, of which 170 will be affordable, was granted consent by Watford Borough Council’s Development Management Committee on 5 July 2017.

    The new residential quarter will deliver much-needed new homes including 35% affordable units with 186 car and 575 cycle parking spaces in an undercroft parking area; restaurants, cafes, shops and space dedicated for community use along a pedestrianised boulevard; as well as new public space, including woodland gardens, a tree-lined walk and generous landscaped areas.

    This is the first proposal to come forward under the Croxley View and Ascot Road masterplan and one of the first to realise the Council’s policy on taller buildings. The scheme reflects the Council’s ambitions for this site to set a benchmark of high-quality design it wishes to see across the borough.

    Cllr Peter Jeffree, Chair of the Management Development Committee said:
    “This scheme brings a significant investment to the Western Gateway, a priority area for Watford in the Draft Local Plan as well as much-needed affordable homes for our community.”

    Chairman of Orion, Richard Olsen said:

    Harwich Planning Approval

    Orion are pleased to announce that in March 2017, planning permission was secured for the delivery of 38 private dwellings on their Williamsburg Avenue site in Harwich, Essex. Works are likely to commence later this year to provide much needed accommodation for local people.

    Gresham House Planning Approval

    Orion have secured planning for a mixed use-development in Watford. The Clarendon Road site will comprise of 6,247 sqm of B1 Offices, 140 sqm of Retail and 51 residential units.

    Orion acquire development site in Harwich, Essex

    Orion Land and Leisure, in partnership with the William Pears Group, have acquired an 8.3-acre site in Harwich, Essex. This follows a previous 4.4-acre acquisition by the partnership in 2015.

    Plans for the new site will be submitted in Summer 2016 for a retail and commercial scheme.

    Orion and The William Pears Group Form JV Partnership

    A new joint venture has been agreed between Orion Land & Leisure and The Pears Group to deliver over 200 new homes and 100,000 sq. ft. of office space in Watford. The five-acre site is located next to the proposed new Cassiobridge Station in Ascot Road.

    Richard Olsen, Chairman of Orion Land & Leisure said: "This is an exciting project and we are looking forward to working with The Pears Group on it. The sites at both Watford and Harwich will be transformed and form the basis for a long term and strong relationship between our two organisations." Mr Olsen said the partnership has also allocated a further £50m to spend on similar projects.

    Orion submit planning application for the redevelopment of their Harwich site

    In April 2106 Orion submitted a full planning application for the development of 38 Houses on part of their 4.4 acre Harwich site which was acquired in November 2015. The scheme will see the provision of 2 and 3 bedroomed family homes for local people.

    Shepherd Bush Market Development Court of Appeal Decision

    In February following formal appeal made by the existing Market Traders to challenge Orion’s attempts to deliver much needed investment and the regeneration of Shepherd Bush Market, the Court of Appeal upheld the traders appeal. This decision creates further uncertainty for the existing market traders and consequently the future of the market, which has long been in decline.

    Exciting new development plans announced for Watford

    Santa delivers! On Christmas Eve, regeneration specialist Orion Land and Leisure were delighted to complete a new 250-year lease with freeholder Watford Borough Council on their site by Ascot Road, West Watford which Orion recently acquired from Valad Europe.

    Development Director John Hodges says – “Our 5-acre site is adjacent to the new Cassiobridge Station and within walking distance from the delightful Cassiobury Park with its nature reserve, Croxley Green Business Park and a newly opened primary school. We are excited by the opportunity to deliver something special in the area - a beautifully landscaped, mixed residential and office quarter with superb transport links.”

    Construction on the new rail link is underway and Cassiobridge Station, which is due to be operational in late 2018, will link Ascot Road to Watford Junction in six minutes and Baker Street Station via Rickmansworth in under forty minutes.

    Orion will be developing a design and planning application in consultation with WBC and the local community, which will be submitted for planning this coming Autumn.

    Orion are committed to Watford and are actively seeking new opportunities. They recently submitted proposals for a mixed-use development in Clarendon Road and believe WBC’s plans for the city centre, the new transport infrastructure and proximity to North London, will continue to ensure Watford is a growth area.
